Appraisal adustments are not the appraisers "opinion" - they must be based on market data and facts. This class helps appraisers understand how the market determines what various components (bedroom, bath, view, etc.) are worth. This class will explain the various methods for determining or measuring the market’s response to a component and the processes available to the appraiser when creating an appraisal.
Course Objectives:
As a result of taking this class the appraiser or agent will understand:
1. When adjustments are required and should be made
2. How to measure the market’s response to different components (the adjustments)
3. How to employ at least three different methods for determining the adjustments in an appraisal
4. How to support and explain adjustments in the appraisal.
While not currently approved for agents, the class would help them understand how to create better Broker Price Opinions or Competitive Market Analysis and list a property for the correct value.
